You can fill it up with anything – candy, toys, an adult beverage or two, anything you think your neighbors will enjoy! The possibilities are endless! Feel free to reuse the basket, and make sure you include the instructions that came with your basket so your neighbors will know how to pass it along too! Andrew Gaydosh Gets Answers To Some Hot Topics

Andrew put Jimmy in the hot seat to get some updates and answers to questions. First topic of the day was the pool. Currently the pool is well underway. While it is early in the project, it is tracking under budget for now and on time. Recently there was a meeting to discuss what could be done for the bathhouse renovation. Construction is moving along well and we are on track for the new pool to be open for Memorial Day 2019.

Next on the agenda was Slow Down September. One of the biggest complaints this year has been about speeding. We have a sheriff’s deputy that patrols Lakengren 40 hours a week. However, there are over 26 miles of road and that is a lot to cover. So during the month of September we decided to add some signs and help people focus on driving the speed limit.

Speaking of patrols in Lakengren, let’s talk security. There have been a lot of changes to the security team this year. The board has encouraged the security team to not only enforce the rules but educate the residents on the rules. Many people don’t realize they are breaking a rule so by educating them they can correct the action. Tip for everyone – if security stops you to educate you on a rule, a simple “thanks I won’t do that again” will go a long way to not getting a citation.

Finally, there has been a lot of talk about the reserve study that was done earlier this year. The board is using that as a tool for planning for the future. It enables the board to plan and budget for maintenance and improvements need to keep the community nice. We know we are underfunded and the board it looking for ways to increase revenue. What is great about the reserve study is it provides a business plan for the board. As board members change over we can pass along the reserve study and the new board can pick up and continue where the last board left off.

New Pool at Lakengren Making Progress

Lakengren is building a brand new pool and updating the clubhouse. On track to open for 2019’s Memorial Day weekend, currently the pool is a construction zone. So far it has been dug out with a deep end and zero entry, and the supporting structure is now being installed. There have been several delays due to rain but that is to be expected and is well planned for in the overall schedule.

According to Board Member Randy Blaich, who also provided all the pictures, the concrete footers should hopefully be poured next week. Check back often for more pictures and progress updates!

Lake Lakengren gets national attention on HGTV

HGTV’s hit show Lakefront Bargain Hunt recently featured Lake Lakengren in one of the episodes. The show took us on the journey with Grant and Krista Hemple as they searched for a waterfront vacation home with the help of Andrew Gaydosh, Lakengren resident and realtor.

The 30 minute episode was filmed last September over the course of four days. During the episode, Andrew showed Grant and Krista three homes, including the one they ended up purchasing and now enjoy with their families.

Meet Lakengren Board President Jimmy Gambrell

Andrew Gaydosh recently sat down with Lakengren Board President Jimmy Gambrell. In this three part series, you’ll get to know Jimmy better, hear about the top items facing the board today, and finally get answers to some of the questions Andrew gets asked most often.

Meet Jimmy Gambrell. Jimmy lives in Lakengren with his wife, Mindy, and two kids, Paisley, 4, and Tucker, 2. He is also our current LPOA Board President. Jimmy decided to run for the Board of Trustees after attending some board meetings and feeling as though the younger generation wasn’t well represented on the board. He has now been on the board for 6 years which is the max number of years for someone to be on the board without taking a break. So at the end of this year, he will have to come off the board for at least a year.

Jimmy grew up in the area and attended Preble Shawnee schools. He knows the area well and will tell you that the best thing about Lakengren is the amazing people that live here. He says that he has been fortunate to get to know so many new people through his position on the board.

Outside of his role on the board, the one thing he would most like to see change in Lakengren is an increase in volunteers. He referenced how in 2018 we have been able to achieve so much through volunteer help: the dragons were saved, and currently, a group of volunteers are fixing up the playground equipment throughout Lakengren. Jimmy said “all it takes is one person who is willing to step up and lead the charge.”

Jimmy Gambrell discusses current Focus Areas for the board

Here is part 2 of Andrew Gaydosh’s interview with Lakengren Board President Jimmy Gambrell!  In the first part we got to know Jimmy a little better. Now we will learn about the current focus areas the Board is working on. And coming next in part 3 will be the hot topics Andrew gets asked about most often.

Jimmy Gambrell outlines three current focus areas for the board: increasing revenue, updating policies and procedures, and redefining the management structure going forward.

First, the board is focused on increasing revenue for the community. The recent Reserve Study showed that the community is under-funded for the improvements and maintenance needed over the next 30 years. With that knowledge in hand, the board decided to work the Financial Planning Committee to increase revenue to help close that funding gap. The first attempt was the Spectrum proposal that was voted on earlier this year, however, it failed by only a few votes. Now, they are looking for other options and will likely have an assessment increase on the ballot this fall.  Jimmy encouraged everyone to vote, “Typically we only see about two-thirds of the ballots returned and we want to hear what the whole community thinks on the issues.”

Second, is updating the policies and procedures. There are a lot of policies that have not been updated since the community was founded and now are out-of-date. Jimmy discussed the different levels of rules to help drive understanding of what can be changed and how.  The basis of everything, and therefore the hardest to change, are our deed restrictions. These are as close to set in stone as they get. It would take someone going door-to-door to collect a lot of signatures from the homeowners in order to get a deed restriction changed. From the deed restrictions, the code of regulations was developed. The code can be changed with a majority vote of the community. The board cannot just change these rules – it must go to a vote. Finally, there are the policies and procedures. The board has the authority to change and update the policies without the need for a community vote. Right now the board is going through trying to update some of the more outdated policies our community still has in place.

Third, the board has been focused on redefining the management structure here. In the spring our Community Manager left Lakengren. Since then the board has taken the opportunity to review the employees and determine what would be the best type of manager going forward. In September, the board announced that they have hired a new community manager, Joe Overton.
